Pemberton Heights and Old Enfield are bordering historic neighborhoods with all different types of architecture, says Hillary Deck. She highlights the area’s green spaces, parks and playgrounds as central locations where neighbors meet up and deepen their sense of community. Deck also notes the community’s excellent schools, architectural variation and easy access to downtown as selling points.

“There is no one particular type of architecture in the Pemberton Heights and Old Enfield area, but the main thread through is the classic architecture with Tudor and colonial influences,” says Deck.

Her favorite spots range from restaurants within walking distance like Josephine House, Cipollina, Pecan Square Cafe and Tiny Boxwoods, to shopping on the weekends at Valentine’s and Alexa James Baby. She also enjoys yoga in the park with ATX Yoga Girl.

Charming and historic, Clarksville is a neighborhood constantly evolving — and no one knows this better than Kumara Wilcoxon.

And of course, families are drawn to the renowned schools — especially Casis Elementary, one of the most sought-after schools in Austin ISD.

Tarrytown really is such a special neighborhood in Austin. You’re close to everything this great city has to offer and are  surrounded by beautiful homes and nature. It’s  a neighborhood that has such a strong sense of history and community,” says Fabacher.

Bouldin Creek: Sue Mercado

Sue Mercado describes the Bouldin Creek neighborhood as having an interesting blend of both urban and nature, where lush greenbelts meet the city. The South Austin community has no shortage of unique designs with each house shining with personal character and an array of architectural styles. 

“It’s a wonderful mix of old-style bungalow, modern, Craftsman and everything in between!” says Mercado. “We welcome all creative, fun styles that someone can add to this amazing neighborhood.”

For Mercado, one of Bouldin Creek’s biggest selling points is its location. She notes that for those who love downtown Austin, the neighborhood is a reasonable walk away. Additionally, the neighborhood sits between both major highways and encapsulates many fabulous restaurants and bars like Bouldin Creek Cafe, Fresa’s, Elizabeth Street Cafe and Once Over Coffee Bar.

“The neighbors are friendly and everyone loves to support local groups that give back,” says Mercado.

Is there a neighborhood in Austin more iconic than Zilker? The Tracy Tutor Team says Zilker experiences consistent high demand and solid long-term property value thanks to its immediate access to large outdoor amenities like Zilker Park, Barton Springs and trails by Lady Bird Lake. 

Some of Austin’s hottest restaurants are within walking distance, including Loro Asian Smokehouse and Bar, Uchi and Matt’s El Rancho. Other favorites in the neighborhood include Odd Duck, Golden Goose and Saxon Pub.

When it comes to the homes, Zilker doesn’t disappoint.

Barton Hills sits at the center of South Austin’s vibrant cultural landscape. For real estate advisor Brooke Roeder, its enduring appeal lies in the rare balance of a close-knit neighborhood atmosphere paired with exceptional proximity to downtown.

Some of Austin’s most beloved destinations are woven into the fabric of the neighborhood itself, including the Barton Creek Greenbelt, Barton Springs Pool and Zilker Park. For Chris King, a morning walk with his dog Chip in the historic Bryker Woods neighborhood is the perfect way to start each day. Decorated by heritage trees, this particularly walkable, eclectic community is said to be one of the best neighborhoods in Central Austin to raise a family.

“Pride of ownership is evident,” he says. “Most of the original bungalows and colonials have been well maintained and brought to life again with thoughtful renovations.” Many of the homes in the neighborhood are original, dating all the way back to the 1930s in some cases.

For Abby Alwan, Allandale stands out because of its strong sense of pride.

“It feels like a city within a city sometimes,” says Alwan. “You’ll always run into a neighbor or a friend. Allandale is a versatile neighborhood and can check all of the boxes.”

Alwan says that everything you need can be found right in Allandale. From local grocery to a speakeasy bar, Allandale has a broad variety of options and a plethora of small businesses. Some of Alwan’s favorite spots to visit include Mama Betty’s, Foxtail, Asado’s Taqueria, Cheri Coffee and Flowers and Birdhouse Books.

She also accredits the neighborhood’s popularity to its wide array of architectural styles, large lots and tree-lined streets. Single-story ranch homes developed in the ‘50s and ‘60s are either being renovated and added on to, or torn down to make room for larger homes of a transitional style. A mix of traditional and soft modern are coming together in the new builds.

Northwest Hills: Lindsay Neuren

Lindsay Neuren says that Northwest Hill has managed to hold onto something rare in Austin: a genuine sense of continuity and community where families stay for generations.

While the excellent schools may draw people in, Neuren says it’s the way families and adults engage in the community that keeps them here and sets Northwest Hills apart.

The walkability of the Brentwood/Crestview neighborhood is hard to beat, according to Tiffany Peters. This north-central neighborhood is perfectly positioned for walking to local coffee shops and the highly acclaimed Brentwood Elementary School, all while offering easy access to local highways to get downtown or head up north in a flash. South West Austin: Nicole Marburger

Cuernavaca is an artsy, tight-knit and free-spirited neighborhood in Westlake. Lynn Wise says this eclectic and family-friendly neighborhood truly feels like old Austin.

“Cuernavaca really embraces the ‘Keep Austin Weird’ mantra,” says Wise. “I moved here to be in Eanes ISD, but what keeps me here is the community.”

Wise says that the Cuernavaca neighbors all know each other, look out for one another and foster community through traditions such as Cuerny Jam — a neighborhood music festival that features local musicians, artists and businesses to share their crafts.

In Cuernavaca, houses can be priced at $2 million next to an old, forgotten trailer. “That’s something the Cuerny spirit embraces,” says Wise, also mentioning it’s one of the few neighborhoods where a home can be bought for under $1 million and still be in Westlake schools. “You won’t find any place as special as the Lake Hills Community Park,” she continues, “which gives residents private lake access and acts as the center of the community.”
