Waldorf Astoria to Debut in Texas With Hill Country Hotel and Residences
Luxury hospitality icon to open first Texas location in Fredericksburg, bringing world-class accommodations and residences to the heart of wine country

In a landmark development for Texas luxury hospitality, Hilton has announced the signing of a management agreement to bring the iconic Waldorf Astoria brand to the Lone Star State for the first time. The Waldorf Astoria Texas Hill Country, expected to open in 2027, will establish a new pinnacle of luxury in the flourishing wine destination of Fredericksburg, less than two hours from Austin and San Antonio.
The 106-acre property will feature 60 hotel rooms and suites, complemented by 37 branded multi-bedroom resort villas that can participate in a hotel rental program, adding 74 more accommodations to the resort’s offerings. For those seeking a permanent piece of this luxury enclave, 50 private Waldorf Astoria Residences will mark the brand’s first residential offering in Texas.
“Waldorf Astoria Texas Hill Country’s signing marks a monumental milestone for Hilton and is integral to both our growth in the state, which represents Hilton’s largest hotel portfolio in the U.S., and Hilton luxury brands portfolio expansion across the Americas,” said Amy King, vice president of luxury and mixed-use development at Hilton.
The project represents a homecoming of sorts for the hospitality giant, as King noted, “Conrad Hilton’s legacy in the hotel business began in Texas more than 105 years ago.”

A visionary collaboration
The development is being brought to life by Wine Country Hospitality Partners LLC, a partnership between industry veterans Mark Harmon (founder of Auberge Resorts Collection), Robert Radovan (founding partner of Criswell Radovan), and Tim Sparapani (former director of public policy at Facebook and co-founder of Blue Run Spirits).
“Throughout my career, I’ve always looked to create destinations with a true sense of place that invite in new and tenured patrons to experience it through a new lens,” said Harmon. “With Waldorf Astoria Texas Hill Country, we’re drawing upon the unique architecture and history of Fredericksburg to create a new experience that opens this budding wine destination to travelers and future residents.”
The location is strategic, situated in the heart of Texas Hill Country—the most popular wine-tasting destination in the state and the second most visited wine region in the United States. At less than one mile from downtown Fredericksburg, guests will enjoy easy access to over 100 wineries scattered throughout the picturesque countryside.
Designed through a collaboration between Studio CABAN, FAB Studio, TIPLER Group, Studio Outside and Paul Duesing Partners, the property will showcase authentically Texan design elements that celebrate the natural landscape. The resort’s five food and beverage concepts will uphold Waldorf Astoria’s reputation for culinary excellence, while an 11,000-square-foot spa and fitness center will cater to wellness enthusiasts.

Waldorf Astoria Residences
For those envisioning a more permanent Hill Country retreat, the Waldorf Astoria Residences will offer single-story estates, villas, and cottage-style Sunday homes ranging from three to five bedrooms. Owners will enjoy Hilton Honors Diamond status for the duration of their ownership, along with exclusive benefits and resort amenities.
The development will also feature approximately 6,000 square feet of indoor meeting space, including a 4,000-square-foot event barn, making it ideal for corporate retreats, weddings and celebrations.
With Texas wine country gaining recognition nationally, the arrival of Waldorf Astoria signals a new chapter for Fredericksburg’s evolution as a luxury destination. As Sparapani put it, “We are excited and committed to bringing an unparalleled luxury retreat to Texas, building on Fredericksburg’s reputation as a destination to reset in the Hill Country.”
When completed, the Waldorf Astoria Texas Hill Country will join a growing global portfolio of more than 30 properties under the legendary brand, with an additional 30 in development worldwide.
