Nestled in the rolling hills outside of Johnson City, TX, 464 Ranch is a 72 homesite ranchette community developed by Balcones Land Co. This community has been thoughtfully planned and welcomes owners to come experience the full-time feel and second-home appeal of their place out west.
Lots are 5-11 acres with building sites set on one-acre sections to preserve the feel of the former trophy hunting ranch. The high-fenced land is home to Blackbuck Antelope, Fallow, Axis and Trophy Whitetail deer, wild turkeys, gray foxes, and other exotic and native wildlife.
“We want people to feel like they’re coming home to their 500-acre trophy ranch, but not have the upkeep of a 500-acre trophy ranch,” says Chris Horne, Managing Partner of Balcones Land Co.
Working with renowned Austin-based design firms, the community infrastructure was thoughtfully designed to preserve the residents’ quality of life and complement the land’s natural features.
Planned Environments Inc. provided its expertise to ensure building lines of sight were minimized between structures, allowing the roads in the community to flow through the hills with beautiful curves and gorgeous views.
LSI Architects designed both the 7-acre community park and entry gate. The centrally-located park features a 2-mile hike and bike trail, 2-acre stocked pond, playscape, sand volleyball court, and wildflower area. The entry was designed to make a statement — like every authentic Texas ranch should — with locally sourced limestone, reclaimed timber beams, corten steel signage, and native landscaping.
